Located in area with a strong economic base and/or an area with growth potential and high employment and demand drivers
A location where we can source strong management companies, leasing agents and contractors allowing us to control costs
Properties with a story either through mismanagement, owned by non-professional ownership, under capitalized in Tenant Improvements or common areas, ownership that self leases/manages, partnerships that cannot agree etc
Sourced through our network of trusted brokers with whom we have deep relationships, off market transactions or very stale listings where a seller might be distressed or ready to make a realistic sale
Single tenant, triple net properties featuring inevitable cap rate compression and a compelling going-in rent/cost basis, resulting in a higher return exit strategy
